What about new homes and new subdivisions?

Yes, we represent Buyers in the purchase and construction of New Homes, as well.  We include new homes and new subdivisions in our showings of homes throughout the Metropolitan Indianapolis Area. Unlike some areas of the country where builders do not cooperate with realtors, in the Indianapolis Marketplace, builders seek our assistance since we sell over 50% of their product.  Many times incentives are offered to realtors for their buyers.

The site salesperson represents the builder, so a Buyer needs to have their interests represented by a Realtor!

The policy in Indiana is to have the realtor present when viewing the new homes.  In order to have Buyer representation, you must not register with the builder without also registering your agent.  Otherwise, it may be very difficult for us to represent you with that builder.  If asked to fill out a registration form, state that you are working with a realtor and will return with that realtor, if interested in that subdivision.

How a Realtor Works for a Buyer Building a New Home 

  1. Helps to find a desirable building site.
  2. Helps to find a reputable builder with good references.
  3. Compares building estimate with other builders.
  4. Interprets client’s ideas to builders.
  5. Helps client identify priorities and important features.
    • Floor plan ideas
    • Feature verification
    • Decorating ideas
    • Trim features
  6. Helps clients pick first and second choices on building material selections.
  7. Helps educate clients on building terminology.
  8. Helps negotiate contracts.
  9. Helps client apply for and obtain financing (construction and/or mortgage loan).
  10. Patrols the building site to check on construction progress.
  11. Monitors mortgage loan processing procedures.
  12. Keeps builder informed on progress of financing.
  13. Orders necessary inspections.
  14. Negotiates and acts as a buffer between client and builder.
