Tenant FAQs
Answers to your frequently asked questions
-
Can you hold a property before I apply?
No. Our rentals are offered on a first-come, first-served basis to applicants who have submitted a completed application. To secure your preferred home, we recommend applying as soon as possible. -
What move-in costs should I expect?
Typically, you’ll need to pay the first month’s rent and a security deposit before moving in. Some properties may also require last month’s rent depending on lease terms. -
What is the minimum age to apply?
Applicants must be at least 18 years old to legally enter into a lease agreement. -
Is the security deposit refundable?
Yes. Security deposits are refundable as long as there’s no lease violation, unpaid rent, or damage beyond normal wear and tear. -
When is a cosigner required?
If your income, credit history, or rental background doesn’t meet our qualifications, a cosigner may be necessary. Cosigners must meet financial criteria and agree to guarantee the lease. -
How do I apply for a rental?
You can apply online. A completed application and supporting documents—such as proof of income and valid ID—are required for consideration. -
What are my rent payment options?
We make paying rent easy with multiple options: online payments via tenant portal, automatic bank transfer, or in some cases, traditional methods like check or money order. -
Can I have a pet in the rental?
Pet policies vary by property. Please refer to your lease and contact our office for approval before bringing a pet into the home. Additional deposits may apply. -
I want to move out, but my roommate wants to stay. What are my options?
All tenants on the lease are jointly responsible. If one person wants to stay, they may need to qualify individually or secure an approved replacement. Contact us to discuss your options. -
What do I need to do when my lease ends and I plan to move out?
Most leases require advance written notice before vacating. Review your lease terms and submit your notice in writing within the required timeframe. -
Who pays for repairs and maintenance?
Routine maintenance is handled by Platinum Realty Group. However, tenants are responsible for repairs caused by neglect or misuse. Please report issues promptly through the tenant portal.
